Holualoa Inn is dedicated to providing an inviting and memorable experience for every guest. Nestled on 30 acres in the heart of Kona coffee country, the Inn was originally built in 1978 as a private estate and became a bed and breakfast in 1987. While not listed on the National Register of Historic Places, Holualoa Inn is recognized by the Pulama ia Kona Heritage Preservation Council for its cultural and architectural significance.

Due to the original design of the property, its hillside setting, and multi-level layout, the Inn does not currently offer ADA-compliant guest rooms. We have made efforts to accommodate guests with limited mobility where possible, but full ADA compliance is not readily achievable without significant alteration to the character and structure of the property.

Physical Barriers Include:

• One step up to the main Inn entrance onto paver-style flooring
• No elevator or lift access between floors
• Guest rooms are located on multiple levels, including upper and lower floors
• Narrow hallways and standard-width doorways, not suitable for wheelchair access
• Bathrooms with either step-in tubs or walk-in showers with high thresholds
• Outdoor walkways with uneven surfaces (pavers and gravel), stairs, and multiple elevation changes

Accommodations:

While no guest rooms at Holualoa Inn are fully ADA-compliant, several accommodations are suitable for guests with limited mobility:

• Hibiscus Room, Orchid Room, and Coffee Cherry Room (Main Inn – Entry Level): These three rooms are located on the main floor of the Inn with no interior stairs required to access guest rooms or common spaces. Each features a shower/tub combo with a glass door and grab bar. Entry to the Inn requires two small steps: one from the porte cochere onto the landing, and another into the Inn.
• Plumeria Suite (Pool Level): Accessible via a concrete walkway with handrails and multiple small steps. This room has one step up at the entry door and a walk-in shower with a high threshold and built-in corner seat.
• Darrell Hill Cottage (Stand-alone Cottage): Reached via a gravel walkway with large pavers and two steps up to a wood deck with a handrail. Once inside, there are no additional steps, and the walk-in shower features no threshold.
• Red Barn (Stand-alone Cottage): Accessed via one step up to the front door (no handrail currently installed). Inside, there is a walk-in shower with a built-in seat and a stand-alone bathtub that requires stepping in.
• Ginger Room and Gardenia Suite (Main Inn – Second Floor): These rooms are accessible only via a full flight of stairs with handrails. Each includes a walk-in shower with a high threshold step.

Additional Amenities and Parking:

• A shower stool is available upon request.
• Guests with mobility limitations may park near the main entrance or in the lower-level guest lot. While there are no designated ADA parking spaces, flexible options are available. From the parking area, the driveway may be used to approach the entrance, but assistance is required to navigate the two entry steps.

• Enable individuals with disabilities to make reservations during the same hours and in the same manner as those without disabilities.
• Provide detailed descriptions of the features in our bed and breakfast and guest rooms to help individuals with disabilities determine if our accommodations meet their needs.
• Reserve accessible guest rooms for individuals with disabilities until all other rooms of that type are rented.
• Guarantee that specific rooms, once reserved, are held for the reserving customer.
• Collaborate with third-party reservation systems to make all rooms available through at least some of these services and provide them with information about the hotel’s features and rooms.
• Allow guests with legitimate service animals, as defined by the ADA, access to all areas of the property available to those without service animals.
